How Long Does a Pitched Roof Last?
That's a question we get asked a lot - and the good news is, pitched roofs are built to go the distance.
On average you're looking at anywhere from 40 to over 100 years, depending on the materials and how well it's looked after.
If your roof's made with clay tiles or natural slate, it could easily last a lifetime - and then some. Slate, especially, can stick around for well over a hundred years if it's installed properly and given a bit of TLC now and again. Clay tiles are also incredibly hard-wearing and can see you through 60, 70, even 100 years.
Concrete tiles don't last quite as long, but they're still a solid choice - usually giving you a good 40-60 years.
That said, it's not just about the tiles. The overall build matters - the timber work underneath, the insulation, the underlay, and, of course, the quality of the installation. A well-fitted roof done by a proper roofing contractor will always last longer than a rushed job.
And if you keep on top of the maintenance - things like clearing your gutters, replacing the odd broken tile, or checking for small leaks - your roof will thank you for it and last even longer.
So in short? Get the right materials, have it fitted properly, and look after it - and your pitched roof could easily outlast most things in your house.
