
We were recently asked by TM Browne Ltd to install a new flat roof on a block of flats in Peterborough that was undergoing refurbishment following fire damage. The roof area was just over 140m², so it was a substantial installation.
The roof had been affected by the fire and was being restored as part of a wider programme of repairs. Our role was to install the new roof once the structure was ready for the roofing stage.
Access and Site Setup
Because the building was undergoing refurbishment, protecting it from the weather during the works was important.
TM Browne arranged for a full tin hat scaffold to be installed over the building. This created a temporary roof above the structure so the building remained watertight while work was being carried out.
It also meant the roofing installation could proceed without the risk of the building being left exposed to rain during the project.
Warm Roof Construction
The roof was rebuilt to a Danosa J41 warm roof specification designed to comply with current Building Regulations for flat roof insulation.
The roof build-up consisted of:
- Vapour control layer (AVCL)
- 150mm PIR insulation
- Danosa bituminous waterproofing system
The vapour control layer was installed first. Its job is to regulate moisture movement from inside the building and reduce the risk of condensation within the roof structure. Above this we installed 150mm PIR insulation boards across the roof area.
Refurbishment work like this often provides an opportunity to improve insulation levels compared with older roof constructions, helping the building achieve better thermal performance.
Once the insulation boards were installed, the Danosa bituminous waterproofing system was applied to form the roof’s weatherproof finish. This system creates a fully bonded waterproof covering designed to perform reliably over the long term.
The roofing system installed on this project also complies with BROOF(t4) classification, the highest external fire performance rating for roofing systems in the UK and Europe.

Getting the Details Right
The perimeter edges, upstands and junctions are often where long-term issues appear if they are not formed properly. For that reason, particular attention was given to the detailing around the roof so the system functions as it should.
The completed roof now provides:
- Long-term waterproof protection
- Improved thermal performance
- Reduced maintenance requirements
- A 25-year system warranty
It represents a significant upgrade for the building and provides reassurance that the roof has been rebuilt to modern standards.
