
Whenever we begin an older tiled roof project in Norfolk, there is a certain mindset that we always retain - what can we retain? It’s not always necessary to just rip everything out and start again from scratch. In many cases, it is possible to repurpose some of the good quality materials that are already there.
That was exactly the case on this project at a property in Surlingham, near Norwich.
Making the Most of Existing Materials
This roof structure featured traditional Norfolk pantiles - a common sight on properties in this part of the country. These tiles will already have withstood many years of work and, more importantly, have settled into the roof in a way that new materials simply wouldn’t be able to match.
Rather than removing and disposing of them, we carefully lifted the existing tiles and set them aside with the aim of reusing as many as possible.
This process takes time, but is worth it to retain some of the property’s existing charm and character. Each tile is handled properly, checked, and repositioned to ensure that it sits correctly when it is reinstalled.
Focusing on What Really Matters
Whilst the majority of the roof tiles could be reused, the same cannot always be said about elements of the detailing that support them.
For this project, new leadwork was installed as part of the refurbishment. This is one of the most important elements for any tiled roof and is what helps to protect the more vulnerable areas. These include the junctions, edges, and transitions where water is most likely to find a way into the structure.
It’s when the lead starts to fail that many problems quickly follow. Taking the time to replace it is not just a precaution, it can reset the roof and ensure many more years of service.

A Practical, Long-Term Outcome
The aim with this refurbishment wasn’t to make the roof look different. It was to make sure it continues to work.
By reusing the existing tiles and installing new lead where it matters, the roof has been brought back to a condition that will carry it forward for years to come.
That’s backed up by a 25-year guarantee on the installation. It’s there to give confidence that the work has been carried out to a standard that doesn’t rely on short-term fixes.
For the property owner, that means fewer unknowns. The roof has been properly addressed, not just patched.
