Topseal GRP Roof Replacement - Oak Manor Nursing Home, Dereham

Dereham is one of those Norfolk towns with a character all it own - the market square, the stretch of the River Tud, and the sense of community that runs right through it. Oak Manor Nursing Home sits right at the heart of that community, and when PrinceBuild asked us to replace the ageing flat roof there, we knew how important it was to get everything right for the staff and residents who rely on the building every day.

The existing roof had come to the end of its useful life, and ongoing issues meant a more dependable system was needed. Our first job was to strip back the old coverings completely and create a clean, stable base to work from. Once everything was cleared and inspected, we installed an 18mm OSB3 tongue-and-groove structural deck. It’s a strong, reliable substrate and the ideal foundation for the system going on top.

For the main roof covering, we fitted a Topseal GRP fibreglass system. We use this product a lot on care homes, schools and commercial buildings because it just keeps performing year after year. It cures into a single, seamless layer, which means no joints or weak spots, and once it’s in place it offers excellent waterproofing and very low maintenance. For a building like Oak Manor, where disruption needs to be kept to a minimum, that long-term reliability really matters.

We also fitted two new skylights as part of the work. They were placed where they’d make the biggest difference, and you can really feel the extra light once you’re inside. It doesn’t take much daylight to lift a room, and for a place like Oak Manor, those small changes help create a calmer, more welcoming atmosphere for the people living and working there.

With the new deck, the GRP system and the extra daylight, the roof now has everything it needs for many years of dependable performance. It’s watertight, robust and finished to a standard that meets the expectations of both PrinceBuild and the team at Oak Manor.
